For walkability and amenities, look for condos in Kelowna North (downtown) or Kelowna South near Pandosy Village. Families often prefer the schools and parks in Lower Mission and Upper Mission, while students cluster near the University District. For better value, consider neighbourhoods in Rutland or across the bridge in West Kelowna.

The biggest story for renters in 2026 is choice. A surge of newly built rental apartments has pushed Kelowna's vacancy rate to 6.4%, the highest among major Canadian cities, according to a CMHC report from late 2025. This is a dramatic shift from the ultra-competitive market of previous years. While this gives tenants more breathing room, it has not caused rents to fall significantly; instead, they have stabilized.
According to the Canada Mortgage and Housing Corporation's 2025 data, the average rent for a one-bedroom apartment was around $1,596, while a two-bedroom was about $2,118. Newer buildings, especially those in the University District or downtown, may command higher prices. Landlords, facing more competition, may be more willing to offer incentives like a free month of rent, which was uncommon just a few years ago.
Demand in Kelowna is highly seasonal. The market gets much busier in late summer as students from UBC Okanagan and Okanagan College look for housing before the September semester. This creates a predictable rush from July to September. The tourism industry also fuels seasonal demand, though recent changes to short-term rental rules have aimed to keep more properties available for long-term residents.

Downtown Kelowna (Kelowna North) is the city's vibrant core, ideal for those who want a walkable lifestyle. It's dominated by modern condo towers like One Water Street — West Tower and Brooklyn at Bernard Block, with restaurants, shops, and the waterfront just steps away. This area is popular with young professionals who want to be close to the action and are looking for a condo with lake views.
The Pandosy Village area in Kelowna South and the Lower Mission are favourites for their blend of beach access and urban convenience. It's a trendy, active area with boutiques and cafes, popular with healthcare workers from the nearby hospital. You'll find a mix of housing, from condos like Movala and Green Square to older homes on quiet streets, making it one of the best all-around neighbourhoods for both families and singles.
For students and those on a budget, Rutland and the UBCO area offer more affordable options. Rutland North and Rutland South provide good value with larger lots. The University District and North Glenmore are packed with student-focused condos and apartments like Pinnacle Pointe and The Verve. West Kelowna, including communities like Westbank and Shannon Lake, offers more space for your money and is a great choice for families seeking single-family homes.

In British Columbia, the relationship between tenants and landlords is governed by the Residential Tenancy Act. A key rule involves security deposits: a landlord can ask for a maximum of half of one month's rent. They can also ask for an additional half month's rent as a pet damage deposit if you have pets. They cannot ask for the first and last month's rent, which is common in other provinces.
Landlords must return your deposit within 15 days after you move out and provide a forwarding address in writing. They can only keep part of the deposit if you agree in writing or if they get an order from the Residential Tenancy Branch (RTB). Always complete a condition inspection report with your landlord at both the start and end of your tenancy to protect yourself.
For 2026, the maximum allowable rent increase in B.C. is capped at 2.3%. A landlord must give you three full months' notice using the official government form before an increase can take effect. Rent can only be increased once in a 12-month period. If you need to end a month-to-month tenancy, you must give your landlord at least one full month's written notice.

New provincial rules were introduced to move more short-term rentals, like Airbnbs, back into the long-term housing market. However, because Kelowna's rental vacancy rate rose significantly, the city was granted a special exemption from some of these rules, effective June 1, 2026. This decision was made to support the city's important tourism economy.
This exemption is very specific. It removes the requirement for an owner to live in the property (the "principal residence" rule) but only for buildings located in designated tourism zones that have been approved for a special STR subzone. This allows some condo buildings, particularly downtown and near the water, to continue operating as full-time tourist accommodations.
For the vast majority of residential properties outside these specific zones, the principal residence requirement remains in place. This means owners can only rent out the home they live in for most of the year. This policy helps protect the long-term rental supply across most of Kelowna's neighbourhoods, ensuring that secondary homes and investment properties are used for residents, not tourists.

Unfortunately, rental scams are common in a desirable city like Kelowna. A major red flag is being asked to pay a deposit or fee before you have seen the property in person. Scammers often create a sense of urgency, pressuring you to send an e-transfer to "hold" the unit. A legitimate landlord or property manager will always arrange for a viewing first.
Be wary of listings that seem too good to be true. If a beautiful two-bedroom downtown condo is listed for a price far below the market average, it is likely a fake ad copied from a real listing. Scammers often use vague language, have poor grammar, and refuse to speak on the phone or meet in person. Trust your instincts if communication feels off.
Always verify that the person you are dealing with is the actual owner or property manager. You can use BC Assessment's online service to check the registered owner of a property. Never pay a deposit in cash or via a wire transfer; use a traceable method like a cheque or e-transfer after you have signed a formal lease agreement. A proper landlord will also ask for your references and background information; scammers often skip this to close the deal quickly.

Even with a higher vacancy rate, the best rentals still go fast. Arrive at a viewing prepared to make a good impression. Landlords are looking for responsible, long-term tenants who will pay rent on time and take care of the property. Dress neatly and be ready to speak confidently about why you are a good candidate.
Bring a folder with all your necessary documents to the viewing. This shows you are organized and serious. Your package should include a completed rental application form (many landlords provide their own, but having a generic one filled out is a good start), a copy of your photo ID, and proof of income, such as recent pay stubs or a letter of employment.
Having a list of references ready is crucial. This should include your current and previous landlords, with their contact information. It is also helpful to have a professional or personal reference who can speak to your character. Let your references know in advance that they may receive a call. Being fully prepared can put your application at the top of the pile.
