Finding a condo for rent in Kelowna has become easier. A wave of new construction in 2024 and 2025 increased the rental supply, pushing the city's vacancy rate up significantly from the lows of previous years. This means renters have more choices, from the glass towers of Kelowna North to the resort-style communities in Westbank Centre and the Lower Mission. Since a 2022 provincial law change, most strata corporations can no longer prohibit or limit long-term rentals, opening up units in many more buildings.
However, this doesn't mean every condo is a rental. Some buildings are primarily owner-occupied, creating a quieter, more stable community. Newer developments like Water Street by the Park, Movala, and Brooklyn at Bernard Block were designed with a mix of owners and renters in mind. In West Kelowna, communities such as Miravista and Ariva offer modern condo living with great amenities. Always confirm a specific unit's availability with a property manager or online listing.
For those interested in the University District, buildings like Pinnacle Pointe, VEDA, and U-Two are popular choices due to their proximity to UBCO. In North Glenmore, The Verve is a large complex known for its rental-friendly approach and extensive amenities. No matter the neighbourhood, the key is to act quickly when you find a place you like, as desirable units still get snapped up, especially before the fall university semester and the summer season.

Modern Kelowna condo buildings compete on amenities. It is standard to find a fitness centre, secure underground parking, and extra storage lockers. Many newer high-rises in Kelowna North and Kelowna South, like One Water Street and Movala, offer resort-style features. These can include outdoor pools, hot tubs, community BBQ areas, and even yoga studios or golf simulators.
Pools are a major draw during Kelowna's hot summers. Buildings like Playa del Sol, Sunset Waterfront Resort, and Discovery Bay Resort are famous for their pool decks, creating a vibrant social scene from May to September. Parking is almost always included, typically one stall per unit. Securing a second stall can be difficult and may require an extra monthly fee, a common issue in downtown buildings where space is at a premium.
Beyond the fun stuff, practical amenities are also common. Expect in-suite laundry, air conditioning (a must for July and August), and secure bike storage. Some luxury buildings also provide a concierge service, guest suites for visitors, and party rooms that residents can book for events. When comparing condos, weigh the monthly rent against how much you will actually use these extra perks.

When you rent a condo, you are bound by the strata corporation's bylaws and rules. Your landlord must give you a copy of these rules, usually with a document called a "Form K: Notice of Tenant's Responsibilities." This form confirms you have received the bylaws and agree to follow them. These rules govern everything from noise levels to what you can place on your balcony.
Common strata rules you will encounter relate to pets, smoking, and the use of common property. Many buildings have restrictions on the number, size, or breed of pets. Noise bylaws are strictly enforced, especially regarding quiet hours (typically after 10 or 11 p.m.). Smoking or vaping cannabis or tobacco is frequently banned in units, on balconies, and throughout the common property. Breaking these rules can lead to warnings, fines, and potentially eviction.
Other rules might cover booking elevators for move-ins (which can come with a fee), garbage and recycling procedures, and parking regulations for visitors. While it may seem like a lot of regulations, these bylaws are in place to ensure the building is a pleasant and safe place for everyone. As a tenant, you have the same rights to use the common property as an owner, as long as you follow the rules.

You will find both furnished and unfurnished condos for rent in Kelowna. Unfurnished is the most common option, giving you a blank canvas for your own belongings. Landlords often prefer unfurnished for its simplicity and the tendency for tenants to stay longer.
Furnished suites cater to a different market. They are perfect for students, professionals on temporary contracts, or people new to the city who want a turnkey solution. A furnished condo typically includes everything from the sofa and bed to kitchenware and linens. Because of this convenience, furnished units command higher rent, often 15-30% more than their unfurnished counterparts.
When choosing, consider the total cost and your timeline. While the rent for a furnished unit is higher, you save thousands on buying and moving furniture. However, living with someone else's style isn't for everyone, and you are responsible for keeping the provided items in good condition. For unfurnished rentals, remember to budget for the logistics and cost of setting up your new home from scratch.

Downtown Kelowna, in the Kelowna North neighbourhood, is the epicentre of condo life. High-rises like One Water Street, Brooklyn at Bernard Block, and Sole Downtown offer a true urban lifestyle. You can walk to restaurants on Bernard Avenue, catch a hockey game at Prospera Place, and enjoy the waterfront at City Park. This convenience comes at a premium, as downtown rents are among the highest in the city.
Lakeside condo rentals offer the quintessential Okanagan experience. In the Lower Mission, buildings like Movala and Playa del Sol are across the street from the popular Gyro and Rotary beaches. These areas have a more relaxed, resort-like feel, especially in the summer. West Kelowna also offers fantastic lakeside options in communities like Westbank Centre and Lakeview Heights, often with stunning views back towards Kelowna.
The area along Sunset Drive is a perfect blend of both downtown and lakeside. Buildings such as Waterscapes — Skye Tower and Sunset Waterfront Resort are steps from the lake and a short walk to the downtown core. This strip is one of the most sought-after locations for renters who want immediate water access without sacrificing urban amenities. No matter which you choose, living near the lake or downtown means embracing the vibrant, active lifestyle Kelowna is known for.

All condo rentals in Kelowna are governed by the British Columbia Residential Tenancy Act (RTA). This law outlines the rights and responsibilities of both tenants and landlords. Key protections for tenants include limits on rent increases, rules for how and when a landlord can enter your unit, and your right to "quiet enjoyment," meaning freedom from unreasonable disturbances.
For 2026, the maximum allowable rent increase in B.C. is 2.3%. A landlord can only increase the rent once every 12 months and must provide you with three full months' notice using the official government form. When you move in, your landlord can charge a security deposit of up to half a month's rent and a pet damage deposit of the same amount, if you have pets.
Your landlord must have a valid reason to enter your suite and must typically provide at least 24 hours' written notice. Both a move-in and move-out condition inspection are required. This process, documented on an official form, is crucial for getting your security deposit back. If a dispute arises that you cannot resolve with your landlord, the Residential Tenancy Branch (RTB) offers a formal dispute resolution process.
